New Real Estate Law in Mexico

Mexico finally approved a law that protects real estate buyers in the state Quintana Roo by regulating sales agents and others who offer real estate services. The new law became effective in March of 2015, aims to regulate and unify real estate practices in the state. This law makes transactions safer for anyone purchasing real estate properties in Quintana Roo. Quintana Roo is the 14 state to pass a real estate law in Mexico to regulate the field and protect the buyers.

The Ministry of Urban Development and Housing of Quintana Roo or Seduvi in short (abbreviated for its Spanish initials) will now keep track of every consultant working in the real estate field in the state. The new law will only allow those with the proper accreditations to provide any real estate services. Any real estate agent found working without the proper credentials could be fined up to $4,400 USD.

According to Miguel Angel Lemus Mateos, the president of the Mexican Association of Real Estate Professionals (AMPI) of Cancun, out of the 1,500 consultants working in Quintana Roo, only about 600 are properly registered with AMPI.

It is crucial to regulate and make the real estate sector safe for foreign investors because real estate investments represent the second largest economic income for Mexico. Currently, only 44 people nation-wide hold a Mexico Real Estate Business university degree, backed up by the Federal Department of Education (SEP). Thomas Lloyd, Top Mexico Real Estate founder was the first ever person to receive the SEP license in Mexico.

The Top Mexico Real Estate team is made up of a group of professional and properly registered Real Estate Buyers’ Representatives who have the accreditations necessary to protect their clients.
When looking to purchase real estate in Mexico it is important to work with a real estate agent who knows the real estate market, the laws, and is able to make the process safe and easy. That is why finding an agent who has a national license to practice, provides you with safety, protection, and confidence.

If you are looking to invest in Mexico, browse through our website and contact one of our registered Buyers’ Representatives. We will be happy help you in finding your dream home in Mexico.

Find an Experienced Buyers’ Representative Real Estate Team: What to look for in a Mexico Agent!

More important than choosing the actual property is the process of choosing an experienced real estate team to guide you through the purchasing process.

Think about it, here in Mexico, the laws and regulations are not as mature and sophisticated as the laws from United States and Canada.  The safety nets that are in place in the United States may not exist in Mexico. Laying the responsibility on your real estate team to make sure you make a safe and secure purchase.

You need a real estate agent who knows the business culture in Mexico, knows how to speak and read in Spanish, they need to have experience reading contracts and titles. Your agent should have many years of experience in dealing with the Mexico real estate market.  Real estate in United States and in Canada is a whole different ball game than here in Mexico, so look for hands on experience in the Mexico.

It is important to find a full time real estate professional.   If this is a part time job, a hobby, or a source of extra spending money for them… you should definitely continue interviewing.   There are too many changes to the laws, too many properties and listings that are being introduced or pulled off of the market, and many variables occurring with developers, your agent needs to be up to speed on current market conditions.  You deserve a sharp real estate team, one that is continually looking out for your interests.

A realtor who is a professional will have credentials, will be continuously improving their knowledge and understanding of the real estate market, constantly learning more.  Look for a Mexico agent who has real estate diplomas, certificates and licenses.  Here in Mexico and depending upon the state, some licenses and registrations are required.  In the state of Quintana Roo, a new registration process is now required.  And if a realtor is serious, university degrees in Mexico are now attainable including a federal professional identification number.

Does the realtor you are interviewing have a support group or staff behind them to support your requirements and their work load?  Will they have the time to search for many property options?  Do they have a staff to help review your contracts and coordinate the closing process.   During the closing process, stress increases and monies start being released.  As a buyer, as a new buyer in a different county, you want to make sure you understand the process, and feel secure knowing  you have a full time team looking out for your monies and all of your interests.

Be organized right from the beginning will help you avoid many stressful situations, making your first investment purchase of your dream home... a wonderful adventure.  If you do not take the time in the beginning to hire on a professional real estate team, instead of a wonderful adventure you may have a stressful and expensive experience.

Top Mexico Real Estate has a professional team of qualified Buyers’ Representatives with the credential and experience to help you safely purchase your dream home in Mexico.

9.       Medical: Expect to pay 60% - 80% less in Mexico for medications, doctor visits, hospital stays and private health insurance. Also, there are quality medical care facilities and hospitals in all major cities and tourist destinations. There is no need to go without the medical care you need because you can’t afford it.
